CRS, GRI, ABR, CNHS, CLHMS, SRES, e-PRO, Previews ...
What do all those letters mean and why are they important?
-- Coldwell Banker Previews Specialist
The Previews® program was founded in 1933 by Henderson Talbot, a young entrepreneur who was one of the first to market real estate beyond his local area. He specialized exclusively in marketing fine properties nationally and internationally, which allowed Talbot to place these luxury properties in front of the clientele who could afford this type of home.
Acquired by Coldwell Banker Real Estate LLC in 1980, this luxury home marketing program continues to build its success through the
Coldwell Banker Previews International® program. Through the Previews® program, Coldwell Banker has represented an impressive array of the world's most fabulous real estate.
Exceptional properties require exceptional marketing, and through the Coldwell Banker Previews International® program, we have the tools to assist you in buying or selling your luxury property. Currently, we handle an average of one hundred and fifty three million dollars in luxury home sales every day.*
* Data based on closed and recorded transaction sides of homes sold for one million dollars or more as reported by affiliates in the COLDWELL BANKER® franchise system for the calendar year 2005. |

-- Graduate REALTOR® Institute
Buying property is a complex and stressful task. In fact, it\'s often the biggest single investment you will make in your lifetime. At the same time, real estate transactions have become increasingly complicated.
New technology, laws, procedures and the increasing sophistication of buyers and sellers require real estate practitioners to perform at an ever-increasing level of professionalism.
So it\'s more important than ever that you work with an agent who has a keen understanding of the real estate business. The GRI program has helped the best and the brightest in the industry achieve that level of understanding.
GRIs are:
• Nationally recognized as top performers in the real estate industry
• Professionally trained
• Knowledgeable
• Dedicated to bringing you quality service
A GRI can make a difference.
When you see the letters "GRI" after an agent\'s name, you can count on receiving the knowledge and guidance you need to make your transaction go smoothly. In short, you can count on getting the best service available from a real estate professional.
Don't you deserve the best?
-- Accredited Buyer Representative
When buying a home, choosing the right agent to assist you is instrumental in getting the home of your dreams for a price and terms you are happy with. If you are a prospective buyer, you may want to consider enlisting the help of an Accredited Buyer Representative (ABR®) or "buyer´s agent" to help guide you through what could be the most complicated transaction of your life.
The Accredited Buyer Representative (ABR®) designation is the benchmark of excellence in buyer representation. This coveted designation is awarded to real estate practitioners by the Real Estate BUYER\'S AGENT Council (REBAC) of the National Association of REALTORS® who meet the specified educational and practical experience criteria. Of the more than 1 million people in the United States licensed to sell real estate, less than 2% are Accredited Buyer Representatives (ABR®).
Until very recently, real estate agents almost always represented the seller, not the buyer, in a real estate transaction. Even the real estate agent who drove you around and showed you homes for sale was working on the seller´s behalf. By law, the agent was required to get the best price and terms for the seller. However, with the introduction of buyer agency, this has all changed.
There are many benefits to enlisting the assistance of an Accredited Buyer Representative (ABR®) when purchasing a home.
- An ABR´s® duty is to represent you and your best interests at all times throughout the transaction. Other agents, unless they specifically disclose otherwise, represent the seller throughout the transaction.
- An ABR® can develop a Competitive Market Analysis (CMA) to see how the price of the house compares to the current market. Other agents cannot reveal any information that would be detrimental to the seller or that could give you, the buyer, an advantage. This includes a CMA.
- An ABR® can help you write the best offer with the best terms for you. Other agents can help you write the best offer with the best terms3;for the seller.
Although it is not necessary to hire an Accredited Buyer Representative (ABR®) when you purchase a home, it is important that you know your options so that you don´t settle for less representation than you want and deserve3;and it´s FREE! Buyer\'s Agent fees are paid by the Seller!
