I provide continuous, exhaustive Multiple Listing Service searches based on your detailed criteria. My database of homes, the Austin Board of Realtors MLX service, is only available to licensed agents. It is far more accurate, comprehensive and detailed than secondary web sites, such as Realtor.com, that get their information from it. You will receive IMMEDIATE e-mail notification of new listings and price reductions on homes that match your criteria long before this information shows up on the secondary web sites.
Home Tours
I will organize and conduct efficient, well-planned tours of your favorite listings during hours that are convenient for you. You choose the homes. I set up the tour.
Offer Consultation
When you have found a home (or homes) you love, I will provide market data that shows what comparable homes have sold for recently. I will present your offer and negotiate on your behalf.
Paperwork and Documentation
I will write up the offer with you, making sure all necessary appropriate legal forms are used. I will execute the contract after all parties have signed and deliver it to the Title Company to be receipted.
Vendor Referrals
I can recommend resources for mortgage loans, insurance, home inspections, repairs and remodeling. I receive no payment of any kind from the individuals and companies I recommend.
Closing Coordination
I will help you through the time period between execution of the contract and closing at the title company. I will be there at closing to represent you and answer your questions.
