Cyndi Cummings- Seller Representation

“Caring, Creative, and Connected.” That's the phrase – “the 3 C's” - that jumps to mind when one thinks of Cyndi Cummings helping individuals, couples, and families buy and sell homes in the Austin, Texas metropolitan area.

Those “3 C's” - combined with skill, expertise, and a sense of enjoyment and purpose – are exactly how Cyndi approaches each and every day, helping buyers and sellers make smart real estate decisions.

On a quest to constantly improve her real estate education, expertise, and effectiveness for clients, Cyndi's resume is loaded with an impressive array of real estate awards, professional designations, continuing education certifications, business memberships, networking groups, and community involvement activities. All of which are designed to best help YOU – and all of her clients – find success in buying or selling a house.

While she works with people of all ages, Cyndi specializes in helping older adults (those 55+), senior citizens, and their caregiver families navigate the unique challenges that face boomers and seniors when they contemplate a late-in-life move. The financial, emotional, and logistical issues faced by older adults are unique and demand a specially-trained real estate agent who understands the complexities of such a move.

To best provide that hand-crafted service, Cyndi has invested a tremendous amount of time and energy in ensuring that she is educated and positioned to eloquently help older adults and their caregiver families. She has undergone a rigorous course of training and continuing education to achieve the exclusive designation of Certified Senior Housing Professional (CSHP) from The Seniors Real Estate Institute. In fact, as a standout student of the course with demonstrated success in working with senior clients, Cyndi now serves as a Seniors Real Estate Institute master trainer, conducting classes for other real estate agents interested in becoming CSHPs.

“We train Certified Senior Housing Professionals – like Cyndi – to be friends, advisers, and business partners with their clients while they navigate the complexities of downsizing. Cyndi came to us with an already proven track record in real estate and in serving seniors, so it just made sense for us to bring her on as a trainer for the organization.” says Nikki Buckelew, founder and president of The Seniors Real Estate Institute.

Additionally, Cummings holds the designation of Senior Real Estate Specialist® (SRES) from the National Association of Realtors and is an approved trainer for SRES courses in Texas.

Cyndi is a founding member of the Austin Senior Resource Alliance, a collection of local, senior service businesses and groups focused on providing Austin seniors with information on area resources for older adults, and is a Certified Senior Advisor (CSA) of the Society of Certified Senior Advisors.

“My goal always is to customize a plan for the senior that takes into account their current living situation and overall life plan,” says Cummings. “Whether a senior is considering a move from a family home to a smaller apartment, mother-in-law cottage, or retirement community, I work to provide the family with a variety of options to reduce out-of-pocket expense or defer income streams to help the senior either remain independent or be eligible for financial assistance possibilities.”

A graduate of Oregon State University with a degree in Business Administration, Cyndi honed her marketing skills working for Microsoft and Apple Computer Corporation. Today, she utilizes that marketing ability to make buying or selling a house a successful, stress-free endeavor for clients in communities including Austin, Georgetown, Lakeway, Lake Travis, Dripping Springs, Cedar Park, and Round Rock.

David Cummings- Buyer Representation

Unlike most real estate agents, I represent buyers exclusively. I do not list homes for sale.  As a matter of fact, I have represented the buyers in all (but one) of the many, many sales I have helped transact since gaining my license in 2005.

Very few agents do this, but I know it gives my clients a big advantage.  You see listing agents spend the majority of their time marketing their listings and themselves. I am, instead, constantly touring the inventory of available homes with buyers, gaining market knowledge and identifying bargains. By choosing to specialize, I have the time to provide a level of service to you, the buyer, that listing agents simply cannot match. And that high level of services continues after you go under contract, protecting my buyers’ interests throughout the escrow process to closing.

Buyer specialization has given me the ability to be knowledgeable in the majority of the Austin market. As a matter of fact, I have helped clients find homes in Round Rock, Liberty Hill, Point Venture, Barton Creek, Lakeway, Old Enfield, Balcones, South Austin, North Austin, Spicewood, Dripping Springs, Downtown, Westlake and more.  My philosophy is; wherever the search takes us, based on your specific wants, needs, budget and desired lifestyle, that’s where we will go.

A bit about me, personally.  I am a native Texan and a resident of Lakeway since 2000. I raised my children in this community and I am actively involved in it.  My educational background includes a National Merit Scholarship, a BS in Mechanical Engineering and an MBA. Before becoming a Realtor, I spent over 20 years as an industrial salesman to fortune 100 companies such as Intel and Hewlett Packard, selling products as diverse as industrial robots, high-purity gas system components and other clean-room equipment.

But after all my years in sales I decided that representing the buyer's interests is a much better fit for me, personally. I treat buyers the way I would want to be treated, which is to advise them without applying pressure or rushing them into what, for many, is the most important purchase of their lives.

My highest client purchase to date has been $4.8 million, but the majority of my current clients are looking in the range of $400,000 to $1.2M.
